Selling a home

Selling a house is not as easy as advertising your property online or erecting a "for sale" sign on your property, a REALTOR® should be working to sell your property, not expecting it to sell itself.

As an Accredited Green REALTOR® I have many tools to market your home. If your home is Energy Efficient or not, with my Energy Conservation kit I will show potential buyers what they can easily do to upgrade the home to be more Energy Efficient in turn reducing energy cost, making the home more comfortable to live in and reducing the effects of running our homes on the environment.

I will recommend a competitive price for your home by preparing a Competitive Market Analysis. A "CMA" is a report based on similar homes in your area. It will show current listings, recent sales, and expired listings. Local market conditions will have an impact on the amount you can get for your home – and on how quickly you can sell it.

THE COMPETITIVE MARKET ANALYSIS

A competitive market analysis is an indicator of what today's buyers are willing to pay for a home. It compares the market activity of homes similar to yours in your neighborhood. Those that have recently sold represent what buyers are willing to pay. The homes currently listed for sale represent the price sellers hope to obtain. Those listings that have expired were generally overpriced or poorly marketed.

As your Real Estate Professional I will prepare a CMA for your home based on the most current market information. Together you and I your Realtor® will establish the proper list price for your home.
